Purpose of Classification: | |
Direct all aspects of operation, maintenance, and modification of campus structural, mechanical, electrical, and plumbing maintenance (MEP) to include scheduled and preventative maintenance programs, as well as routine and emergency repairs of approximately 4,500,000 sq. ft. of Academic and Auxiliary building space with a budget of over $4.2 million. | |
Standard Duties: | |
Directs the maintenance and operation of the building utility distribution system involving chilled and domestic water, electricity, gas, steam and the campus tunnel system, including cathodic protection; Directs the operations of the mechanical, electrical, and plumbing systems within the buildings; Supervises, directs, delegates, and evaluates work of assigned staff; Plans and coordinates staff efforts on various projects and routine operations and maintenance, both internally and with users and vendors/contractors; Reviews work priorities, objectives, schedules, budgets, upcoming events, etc. with shop supervisors and shop personnel; Approves or initiates various personnel actions subject to HRS action; selection, promotions, disciplinary action, etc; Reviews shop budgets and expenses, and levels as necessary to support operations; Review projects status, coordination, and funding; Conducts training as part of new employee orientation to convey organization culture, mission, philosophy, standard, and expectations; Reviews contracts and other major purchases, designs on major capital projects, etc; Develops annual operating budgets for facilities operations and service areas within the work unit, including contracts and capital equipment; Reviews requests from college Deans and other administrative units for Building Repair and Renewal projects and provides input to Project Development and Engineering; Meets with customers or user groups to discuss department mission, funding, capabilities, processes, philosophy, etc; Perform related duties as required. | |
Knowledge, Skills and Abilities: | |
Broad knowledge of facility and utility systems with detailed knowledge of HVAC and electrical equipment. Knowledge of Electro-mechanical and Electronic Control Systems, Pneumatic Control Systems, and Computer Control Systems. Knowledge of the National Electrical Code. Thorough knowledge of and skill in the operation and care of the instruments, materials, tools, and equipment. Thorough knowledge of the occupational hazards and safety and security precautions. | |
Trouble shooting skills. Skills in supervision, planning, budget management, long range planning, and decision-making. | |
Ability to assess numerous situations simultaneously and to retain and report accurately all pertinent facts and data. Ability to work with sketches and blue prints as well as make material take off from prints. Ability to establish and maintain effective interpersonal and working relationships. Ability to lead in a group situation and accept responsibility. Ability to develop and maintain departmental and shop budgets. | |
Minimum Qualifications: | |
Education- Bachelor's degree in a related field. | |
Experience- Eight (8) years of increasingly progressive management experience in one or more areas that report to this position. | |
Equivalency- Associate's Degree in related field or a current NM Contractors License (GB98, EE98, or MM98) with 6 years of progressive experience in one or more of the areas that report to this position. | |
Certifications/License- Valid New Mexico driver’s license. Must possess or obtain an APPA Educational Facilities Professional certification within 12 months of hire. | |
