Purpose of Classification:
Direct all aspects of facilities maintenance, to include scheduled and preventative maintenance programs for campus buildings, small remodels, minor construction, routine and emergency repairs.
Standard Duties:
Schedules, assigns, and supervises the work of Facilities Technicians engaged in carpentry, roofing, plastering, locksmithing, painting, as well as minor electrical and plumbing within buildings. Supervises Skilled Facilities Technicians performing work involving new construction, remodeling, installations and repair of cabinets, shelves, doors, windows, roofs, floor covering, walls, fixtures, locks, as well as minor electrical and plumbing replacements, and equipment. Coordinates work with the mechanical, electrical and plumbing crafts. Plans and coordinates staff efforts on various projects and routine operations and maintenance, both internally and with users and vendors/contractors. Reviews work priorities, objectives, schedules, budgets, upcoming events, etc. with shop supervisors and shop personnel. Approves or initiates various personnel actions subject to HRS action; selection, promotions, disciplinary action, etc. Reviews shop budgets and expenses, and levels as necessary to support operations. Review projects status, coordination, and funding. Conducts training as part of new employee orientation to convey organization culture, mission, philosophy, standard, and expectations. Reviews contracts and other major purchases, designs on major capital projects, etc. Develops annual operating budgets for facilities operations and service areas within the work unit, including contracts and capital equipment. Generates and maintains a deferred maintenance list for all areas within the Facility Maintenance work unit. Meets regularly with customers or user groups to discuss department mission, funding, capabilities, processes, philosophy, etc. Perform related duties as required.
Knowledge, Skills and Abilities:
Thorough knowledge of the standard tools, equipment, materials, methods and practices of the facility maintenance trades as they relate to building system preventive maintenance, minor construction, small remodels, and access control. Knowledge of safety and security precautions appropriate to work performed. Knowledge of performing facility maintenance at a higher education facility.
Skill in the use and care of standard tools, equipment, and materials of the facility maintenance trades.
Ability to plan, assign, and supervise the work of skilled carpenters, painters, welders, locksmiths and other associated craftspeople. Ability to select, train, and motivate quality personnel. Ability to interpret and to work from penciled sketches, drawings, plans, and blueprints. Ability to make material and labor estimates. Ability to establish and maintain good work relationships.
Minimum Qualifications:
   Education- Bachelor's degree in a related field.
   Experience- Eight (8) years of increasingly progressive management experience in one or more areas that report to this position.
   Equivalency- Twelve (12) years of direct experience in performing and/or supervision of facility maintenance.
   Certifications/License- Must have valid driver's license with acceptable driving record for the past three years.
