Purpose of Classification:
Supervise a cross functional crew comprised of Facilities Technicians, Painter, Plumbers, Electricians, Roofers, and Structural Maintenance Technicians who will perform general maintenance and scheduled preventive maintenance on the campus buildings. The crew will focus on entry ways, common areas, classrooms, restrooms, and stairwells.
Standard Duties:
Supervises the maintenance crew in the performance of routine preventative maintenance on facilities and systems and makes work assignments based upon an evaluation of job requirements and individual expertise. Develops AiM PM tasks in conjunction with the Skilled Craft Supervisors for the preventative maintenance of roofs, greenhouses, structural, architectural finishes, flooring, mechanical, electrical, heating, ventilation and air conditioning, plumbing and refrigeration control systems. Maintain the annual building maintenance schedule and review periodically for compliance and budget constraints. Communicates with the building monitors, faculty and other related staff as to the building maintenance schedules, scheduled work, and possible interruptions to the facility’s services. Performs scheduled walk through with the building’s stewards to assure that their needs are being met. Assures completion of assigned maintenance and repair tasks by monitoring work progress performed by the maintenance crew, inspecting work performance and providing corrections of any deficiencies as necessary, redirecting work efforts to meet critical and/or necessary work requirements, and recommending the use of additional departmental personnel or contract personnel (as appropriate) to meet assigned completion targets. Supervises two or more full-time employees, or their equivalent, on a regular basis. Makes decisions regarding hiring, evaluation, promotion and termination of employees, or makes related recommendations that are given particular weight.
Knowledge, Skills and Abilities:
Knowledge of supplies, equipment, and/or services; ordering and inventory control. Knowledge of facilities services including electrical, plumbing, HVAC, utility operations, building maintenance, and carpentry. Knowledge in the proper techniques in the construction, repair, restoration and installation of wood or related materials. Knowledge of supervisory principles, practices and techniques.
Skill in the use of computers, preferably in a PC, Windows-based operating environment. Records maintenance skills. Skills in Excel preferred. Skill in supervising the work of others. Organizing and coordinating skills.
Ability to complete routine paperwork. Ability to lead and train staff and/or students. Ability to read, understand, follow, and enforce safety procedures. Ability to read and interpret engineering plans, documents, and specifications and prepare cost estimates for projects. Ability to effectively communicate.
Minimum Qualifications:
   Education- High School diploma or GED certificate.
   Experience- Eight (8) years of experience related to the standard duties as outlined
   Equivalency- Completion of a post-secondary degree or certificate may substitute for years of experience.
   Certifications/License- Valid unrestricted driver’s license
